Managing engineering master planning for a self-sufficient, future-ready community on Yas Island.

Yas Acres is a 280-hectare mixed-use development located on the man-made Yas Island in Abu Dhabi. Designed as a fully self-sufficient community, it includes parks, sports facilities, schools, and retail spaces. The development is planned to integrate seamlessly with future expansions on the island.

The opportunity

As one of the first residential projects on Yas Island and among the largest master-planned communities in Abu Dhabi, Yas Acres required a robust engineering approach. The challenge was to deliver infrastructure that was fully operational from launch while remaining adaptable to future developments. Additionally, the high groundwater table necessitated careful geotechnical design to protect green spaces and built structures from seawater intrusion.

What we did

Zutari was appointed to manage the engineering master planning services and initial villa design. Key contributions included:

  • Infrastructure Planning: Ensured full self-sufficiency at launch while allowing for future connectivity.

  • Geotechnical Design: Addressed groundwater challenges to safeguard parks, golf courses, and other green areas.

  • Residential Flexibility: Designed villa clusters around key amenities such as the golf course and marina, allowing residents to choose preferred locations and customise homes during development.

  • Urban Design Analysis: Conducted extensive planning of roads, services, and layouts, including marina and canal edge configurations to enhance user experience.

  • Modelling Coordination: Collaborated with modelling teams to align current requirements with future development permutations.

Yas Acres offers a lifestyle of choice and convenience, with villas and apartments tailored to resident preferences in a vibrant, self-contained community.

Yas Acres sets a benchmark for integrated urban living in Abu Dhabi. Zutari’s master planning ensured a resilient and adaptable infrastructure, while the thoughtful residential design supports diverse lifestyles. The development is poised to grow alongside Yas Island’s future expansions.
