The Sail Tower

The Sail Tower is a 250-meter-high, 64-storey tower with a seven-storey podium and three basement levels. It houses 242 five-star hotel rooms and 104 serviced apartments. Zutari was engaged to conduct a third-party engineering review of the structural, mechanical, electrical, plumbing, and drainage (MEPD), fire protection, and hydraulic systems.

The opportunity

The project required a design that optimised solar exposure, maximised water views, and created shaded, comfortable outdoor areas, while maintaining efficiency and elegance in a landmark development.

What we did

Zutari reviewed the engineering designs to ensure safety, performance, and constructability. The tower was oriented along the east/west axis, with sail-shaped elements integrated into the façade. These sails provide sun and wind protection, privacy, and dynamic visual interest. Embedded LED lights simulate the movement of sails in the ocean breeze, creating a signature nighttime appearance.

A simple and efficient construction system was developed, tailored to the local construction industry’s capabilities. This approach minimised construction time and reduced costs.
The tower’s sail elements offer sun and wind protection, maximise views, and enhance privacy while creating a distinctive façade with programmable LED lighting.

The outcome

The project successfully combined architectural elegance with functional efficiency. The design optimised comfort, views, and privacy for residents and hotel guests while ensuring timely and cost-effective construction.

The Sail Tower stands as a landmark of engineering and architectural excellence, showcasing how thoughtful design and practical engineering can come together to create a unique urban icon.
