RMB 8 Merchant Place (8MP) is a newly developed four-storey building located in Sandton, Johannesburg. Covering 4,000 m², it features a medical wellness centre, gym, crèche, retail stores, and a rooftop entertainment area with a running track. The project was initiated by RMB Private Bank to enhance employee well-being by consolidating wellness offerings into a single lifestyle facility on its Merchant Place Campus.

The opportunity

RMB identified the need to improve work-life balance for its employees by creating a centralised wellness hub. The vision was to design a building that not only met functional needs but also embodied an aesthetically striking architectural concept. This required innovative engineering solutions to integrate diverse facilities while maintaining sustainability and design excellence.

What we did

Zutari provided comprehensive structural, civil, wet services, and sustainability consulting for the project. Key contributions included:

  • Structural Engineering: Design and supervision of the building, strengthening existing columns, and underpinning foundations.

  • Civil Engineering: Stormwater system design.

  • Sustainability Consulting: Ensuring compliance with Green Star standards, including the use of specific pipe materials, low-flow sanitary fittings, and a two-pipe drainage system for future water reuse.

  • Building Information Modelling (BIM): Led collaboration efforts with architects to manage the building’s complex curved geometry and ensure coordinated services via a federated model.

The new RMB 8MP facility integrates wellness, childcare, retail, and leisure spaces, promoting a healthier and more convenient lifestyle for employees.

The outcome

The project resulted in long-term employment opportunities within the gym, crèche, medical suites, and retail shops. The building received a 4-Star Green Star certification under the Public and Education Building scheme from the Green Building Council South Africa (GBCSA). Enhanced indoor environmental quality was achieved through improved ventilation, glare control, access to nature, and thermally comfortable spaces. All areas are metered via a Building Management System (BMS) to optimise water usage.

The RMB 8 Merchant Place project exemplifies how thoughtful design and engineering can support employee wellness and sustainability. With its integrated facilities and environmentally conscious features, 8MP sets a benchmark for future workplace developments.
