Located on the Cape Town foreshore, 16 on Bree is set to become the tallest residential building in the city and the second tallest built in the past two decades. Developed by FWJK Developments, the project was envisioned as an iconic high-rise to meet the growing demand for luxury urban living. Its prime location offers residents panoramic views of Cape Town’s natural beauty, with close proximity to the V&A Waterfront and the central business district.

The opportunity

FWJK faced significant challenges in securing development approvals due to the presence of a historic façade and limited street-level parking. The goal was to preserve the 12-metre heritage wall while constructing a modern high-rise that met both architectural vision and functional requirements.

What we did

Zutari was appointed as the civil and structural engineer and delivered several key innovations:

  • Façade Retention: Designed a steel bracing system with counterweights to stabilise the historic wall during construction. Once the parking levels were completed, the wall was integrated into the structure using movement-compensating connections.

  • Structural Innovation: Developed a compressed central lift and stair core to optimise space and maintain apartment views, requiring re-engineering of the building’s lateral stability.

  • Outrigger System: Introduced conventional and offset outriggers to reduce wind drift and vibration, a non-traditional approach for residential buildings.

  • Digital Engineering: Used parametric studies to optimise outrigger placement and structural performance, ensuring the building’s stability and comfort.

16 on Bree blends heritage and innovation, offering unmatched views and urban convenience in Cape Town’s tallest residential tower.

The outcome

At full occupancy, over 1,000 residents will enjoy a vibrant lifestyle with two levels of curated retail space. Zutari’s engineering expertise enabled the seamless integration of heritage preservation with modern design, delivering a landmark building that redefines urban living in Cape Town.
