144 Oxford Road is a premium-grade office development located in the heart of Rosebank, Johannesburg. Designed to meet the growing demand for office space in this vibrant precinct, the building offers 36,700 m² of lettable area and reflects a commitment to sustainability, innovation and architectural excellence.

The opportunity

Growthpoint Properties envisioned a landmark development that would contribute to Gauteng’s green building landscape. Initially planned as a mixed-use hotel and office complex, the project evolved into a multi-tenant office building. Zutari was appointed to provide mechanical engineering and environmentally sustainable design (ESD) services, with the goal of achieving a 5-Star Green Star SA Design rating from the Green Building Council of South Africa.

What we did

The development features two extended office towers connected by a central atrium, comprising nine occupiable floors and six basement levels for parking. Zutari collaborated closely with the client, architects and professional team to align mechanical services with sustainability objectives throughout the design iterations.

Key innovations include:

  • A refrigerant leak detection system using weighing cells connected to the building management system

  • An energy-efficient air conditioning system with a full economy cycle

  • Energy-efficient lighting throughout

  • Water-saving sanitary fittings and rainwater harvesting

  • Extensive glazing for natural light and external views

  • Water-efficient landscaping


A facilities manager was involved during the design phase to ensure the sustainability features would be effectively implemented post-commissioning.
The bespoke form and glazed façades of 144 Oxford Road reflect the dynamic energy of Oxford Street, while integrating seamlessly with its leafy surroundings and urban context.

144 Oxford Road has been recognised as an iconic development in Johannesburg, offering green prime office space in a sought-after location. The project successfully achieved its sustainability goals and stands as a testament to visionary collaboration and engineering excellence. 144 Oxford Road exemplifies how thoughtful design and engineering can deliver high-performance buildings that enhance urban life.
